Breathnú is a spectacular new detached three storey contemporary flat roof dwelling on a brownfield site accessed off Ulverton Road between Ashling, Ulverton Road, Dalkey, Co Dublin and Verona (68) Ulverton Road, Dalkey, Co Dublin.

Planning for the new house was granted in the final quarter of 2018 and construction began in 2019 and the house was completed in mid 2020 and sold to its new owner in final quarter of 2020.

The house is located next door to ‘Verona’ recognisable to locals as ‘the blue house’ which is a protected structure in the modernist style and build just post war. Architecturally the new house took scale and volumetric hints from the protected structure and is built to full modern standards achieving and A rating with air to water heat pumps with underfloor heating and full house heat recovery ventilation.

From the front the house is entered under a recessed covered porch area which provides access to the middle floor with bedroom accommodation above on the top floor and the lower ground floor below which is an open plan kitchen dining and family space with large glazed sliding doors to a private terrace which in turn feeds to a sunken garden space. These spaces are linked via a tower stairs capped with a large roof light bringing natural daylight down through the entire house.

Outside the house is finished in an acrylic silicone based render and aluminium thermally broken triple glazed units giving the house clean modern lines and a low maintenance finish.
